Comprehensive Tenant Referencing
Once a potential tenant has been found for your property, they will undergo an extensive assessment procedure. The referencing agency we use has been designed to minimize risks and to ensure that the let goes smoothly. As well as financial references and fraud checks, they approach employers and, previous landlords. If they are happy to pass the tenant they will also offer rental insurance which you can take out on the tenancy.
Landlord & Tenant Fees.
TENANTS FEES TO START A TENANCY AND DURING A TENANCY
£500.00 Holding Deposit.
This is the amount required to secure a property and due at offer stage. The amount will be used towards the total amount due to move in/to start a tenancy.
This will be required to start a tenancy and will be protected in a government approved scheme, the amount is currently set at Six-weeks rent.
We charge a fix administration fee which is equivalent to One weeks rent + VAT per property. If a tenancy is to have more than two people, then we do charge an additional £100 + vat.
If the rent is £1000 per month/£230.77 Per week, the administration fee would then be £276.92 Inc. VAT. If more then two people, then there will be an additional £100 + VAT due on top.
(Fees will vary based on the rental price, so please do ask a member of staff to confirm the fee at the start of the process)
TENANTS PLEASE NOTE
This amount we charge is a fixed amount to cover all areas of arranging the set-up of the tenancy, and there are NO hidden Extra costs. So you can rest assure that we will be saving you money compared to most other agencies on the High Street!
Renewal of Tenancy/Extension of tenancy:
If you remain in the property after the initial fixed term or renew the tenancy, a fee of £125 + VAT is due. This amount is required to cover the admin cost of agreeing and negotiating the new/extension terms.
Equivalent of Six Weeks rent and will be registered with a government approved scheme.
If we are asked to provide a landlord/agent reference as your managing agent, there will be a fee required of £25.00 + Vat.
If the landlord arranges a check-in / inventory at the start of the tenancy by a 3rd party, then the tenant will be required to cover the cost of the check-out, this amount will range anywhere from £100-£180, depending on the size of the property. Please check with a member of staff at the start of the process.
Landlord Fees For Our Rental Services.
Let Only Service - 10% + VAT ( Tenant find Only Service)
Renewal Service on a let only service - 7% + VAT.
A renewal fee will be due if the tenancy is renewed and if a tenant remains in the property after the initial fixed term. if a tenant does continue on a rolling contract/periodic tenancy, our renewal fee will still be due.
Rent Collection Service - 12% + VAT.
Please note that this option includes the above service and collection of rent. The fee can be collected on a monthly basis/service and taken from the rent we receive, or can be taken over a three month period.
Fully Managed Service - 15% + VAT.
This is a fully managed service where we will look after the property during the contract term and carry out all property management related matters on your behalf. This service also offers the option of having the fees collected monthly, or taken over a three moth period.
On our rent collection & management service, the fee will remain the same if the tenancy is renewed/continued by the tenant, and the same service will therefore be supplied and fee structure will be the same as of the start of the tenancy.
Landlord gas Safety Certificate - £85.00 + VAT.
This amount will be required if you instruct us to carry out the inspection by one of our approved gas engineers.
Preparing the write up of a Tenancy Agreement Contract - £100 + VAT
Deposit protection service - £60.00 + VAT.
If you opt in to have us protect the tenants deposit, then this will be required and payment due upfront.
EPC - ( energy performance certificate ) £80.00 + VAT.
By law all properties marketed for rent or to sell, do require a valid EPC. If we are instructed to do this then the fee will be due upfront.
