Landlord & Tenant Fees
Fee of Intent
(per tenancy)
One week’s rent
This to reserve a property. Please note: This will be withheld if any relevant person (including guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/or Guarantor’s agreement) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing)
Security Deposit (per tenancy, Rent under £50,000 per year)
Five week’s rent
This covers damages or defaults on the part of the tenant during the tenancy.
Security Deposit (per tenancy, Rent over £50,000 per year)
Six week’s rent
This covers damages or defaults on the part of the tenant during the tenancy.
Unpaid Rent
Interest at 3% above the Bank of England Bas Rate from Rent Due Date until paid. Please note: This will not be levied until the rent is more than 14 days in arrears.
Lost Keys or other security/parking devices/permits
Tenants are liable to the actual cost of replacing any lost keys or other security/parking devices/ permits. If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord and other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc VAT) for the time taken replacing lost keys or other devices.
Variation of Contract
(Tenant’s request)
£50 (inc VAT) per agreed variation.
To cover the costs associated with the negotiation as well as the preparation and execution of new legal documents.
Change of Sharer
(Tenant’s request)
£50 (inc VAT) per replacement tenant, or any reasonable costs incurred if higher
To cover the costs associated with new tenant referencing, Right-to-Rent checks, deposit registration, preparation and execution of new legal documents.
Early Termination
(Tenant’s request)
£50 (inc VAT) plus Landlord’s expenses incurred
Should a tenant wish to leave their contract early, they shall be liable to pay the landlord’s expenses in their early termination and reletting of the property, as well as all rent and bills due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the property.

Pre-tenancy Set-up Fees - £250 inc VAT

- Preparing full move in packs for both tenant and landlord, providing all legal documents

Let Only Service - 12% inc VAT ( Tenant find Only Service)
Renewal on a let only service - 10% + VAT.
A renewal fee will be due if the tenancy is renewed and if a tenant remains in the property after the initial fixed term. if a tenant does continue on a rolling contract/periodic tenancy, our renewal fee will still be due.

Rent Collection Service - 14.4% inc VAT.
Please note that this option includes the above service and collection of rent. The fee can be collected on a monthly basis/service and taken from the rent we receive, or can be taken over a three month period.

Fully Managed Service - 18% inc VAT
This is a fully managed service where we will look after the property during the contract term and carry out all property management related matters on your behalf. This service also offers the option of having the fees collected monthly, or taken over a three moth period.
The fee will remain the same if the tenancy is renewed/continued by the tenant, the same service will therefore be supplied and fee structure will be the same as at the start of the tenancy.
If a new tenancy contract is drawn up at the end of the initial fixed term and the deposit protected too, the fees detailed below will apply.
Other Fees and Charges
Landlord Gas Safety Certificate - £102.00 inc VAT.
This amount will be required if you instruct us to carry out the inspection by one of our approved gas engineers.
Preparing the Tenancy Agreement Contract - £120.00 inc VAT
Deposit protection service - £72.00 inc VAT.
If you opt in to have us protect the tenants deposit, then this will be required and payment due upfront.
EPC - ( energy performance certificate ) £96.00 inc VAT.
By law all properties marketed for rent or to sell, do require a valid EPC. If we are instructed to do this then the fee will be due upfront.
Check In/Out Services - Between £120.00-£204.00 inc VAT
Depending on the size of the property and whether furnished or unfurnished.
Inventory Services - Between £126.00-£222.00 inc VAT
Depending on the size of the property and whether furnished or unfurnished.
For any jobs carried out on behalf of a landlord, we will always be using good, local and highly recommended contractors for all of our jobs.
